How to request urgent assistance

For urgent and after-hours emergencies, it's critical to follow these steps to ensure the safety and protection of your property and those within it: 

1) First call: Immediately call your Property Manager on their mobile number. This is your first point of contact for emergencies that pose a risk of property damage or harm to anyone at the property. 

2) No answer?:  If the Property Manager doesn't answer your call, send them a text message explaining the nature of the emergency. This ensures they are aware of the situation even if they missed your call. 

3) Try again: After sending a text message, try calling the Property Manager again. Persistence is key in urgent situations. 

When to use the after-hours service

Property damage: Any issue that could lead to significant damage to the property if not addressed immediately. For example, a burst pipe, major leak, or severe weather damage. 

Personal safety: Situations where there is a risk of harm to anyone at the property. This includes electrical faults that could cause a fire, gas leaks, or any other hazardous condition. 

Essential services: Problems with essential services that require immediate attention, such as: 

  • No hot water: If the hot water system is not functioning. 
  • Blocked toilet: If there is only one toilet in the property and it’s blocked or unusable. 

Examples of urgent emergencies

  • Burst pipe: A water pipe has burst, flooding the property (please turn the water off at the water mains, found near the roadside, in this situation before calling your property manager). 

  • Gas leak: You smell gas or suspect a gas leak.  If on gas mains, ensure you contact your energy supplier in the first instance before contacting your property manager. 

  • Fire: Any signs of fire or smoke. 

  • Security breach: A broken window or door that compromises the safety of the property. 

Remember, these guidelines ensure that emergency resources are used appropriately and that urgent issues are addressed swiftly to prevent further damage or harm. For non-urgent issues, please log your maintenance above to be addressed during business hours.
